Chimney sweeping in Beacon

The City of Beacon is in Dutchess County, on the east bank of the Hudson opposite Newburgh. From Cornwall it is reached over the Newburgh–Beacon Bridge.

Census estimates put about a third of Beacon's housing units as built before 1940. A little over half are detached houses, and well over a third are in buildings with two or more units. About half of homes heat with utility gas and about a quarter with fuel oil.

Two-family houses and shared stacks

In a two-family house, each unit often has its own heating appliance, and both may vent into one chimney stack through separate flues. Sometimes two appliances share a single flue.

Sharing is where problems start. A flue sized for two appliances is oversized when one is removed. A gas appliance and an oil appliance in neighbouring flues age the stack at different rates. During a sweep each flue is identified, cleaned and scanned on its own, so the owner knows which appliance vents where.

On the slopes below Mount Beacon, houses also sit on hillside lots. A chimney on the downhill side of a house can be much taller on one face than the other, and roof access has to be planned around the slope.

Historic overlay rules

Beacon has a Historic District and Landmark Overlay Zone, and the lower end of Main Street is a National Register district of late-nineteenth-century buildings. In the overlay zone, visible exterior alterations need a certificate of appropriateness before a building permit is issued. Like-for-like repair is exempt, and synthetic brick and stone are not allowed.

Sweeping is not an exterior alteration. Rebuilding a chimney above the roofline in a different material would be. The city building department also lists the installation of a solid-fuel appliance, chimney or flue as work that needs a permit.
